Do you use a real estate agent or sell your house to a home buyer. 

I will keep it super blunt with you. Sometimes estate agents are the right call and sometimes it’s home buyers. 

It comes down to some key differences in your situation.

Today we are going to explore the strengths and weaknesses of each one and after this article you will be able to decide what the best next steps are for you. 

Real Estate

Strengths:
  • You are most likely to get around 5-10% more for your house

  • You are in control of what happens to your house

Weaknesses:
  • It will take around 4 months to sell 

  • You often need to do repairs 

  • Viewings need to take place 

  • There is no guarantee your house will sell 

  • The agent with take a commission between 3-5%

Now this being said it is very important you also understand some stats:

  • The average home takes 90 days to sell in Florida from day of listings

You need to ask yourself are the repairs, the stress and the constant viewings worth it for that extra 5-7%? 

Home Buyers

Strengths:
  • You will get the cash for your home within 14-30 days

  • No viewings. No commissions. No repairs

Weaknesses: 
  • You will get around 5-10% less for your home

Real estate agents are good when there is no pressure to sell and you are looking for top dollar. So if you are just looking to enter a sales chain and sell to buy/up size then this is probably the right call for you. 


However, if you have a house that needs lots of repairs, has been left to you by a family member or you just need the money ASAP then home buying is 100% the right path.
